About Cayan Tower

A 73-storey, 307m (1,010ft) residential tower at the entrance to Dubai Marina, opposite Grosvenor House on Plot 10B. Cayan Tower twists a full 90° from base to top — each floor rotated 1.2° from the one below — and was, at handover, the tallest twisting tower in the world and one of Dubai's most photographed landmarks. Every apartment enjoys a sea, Palm or Marina-canal view as a result of the rotation.

DLD groups Cayan Tower's 4-bed apartments, duplexes and the full-floor penthouse into one "4 Bed" bucket, which is why the registered size range (1,039–5,489 sqft) is far wider than the developer's own 4BR-apartment range — one 5,489 sqft sale on 2 Oct 2026 at AED 9,910,523 is almost certainly a full-floor penthouse resale, not a standard 4-bed. We've kept it in the bucket rather than guess which line it belongs to. The 3-bed line is a single data point (not an average) — treat it as one reference sale, not a market price.

Service charge: AED 18.00/sqft/yr is the currently published residential rate for Cayan Tower (retail units are billed separately at a higher rate). This is the confirmed current figure, not the Dubai Marina community average.

What the data means if you're thinking of selling or renting out

Seven Cayan Tower units changed hands in the last 3 months against 77 rent contracts - an 11:1 lease-to-sale ratio that points to a leasing market running far deeper than the resale one. 1-bed and 2-bed units account for the bulk of registered activity on both sides (35 of 54 YTD resales shown, 66 of 77 recent leases), making them the most liquid sub-markets to price against.
